Property types in Riyadh: studios, apartments, townhouses, villas and penthouses

What actually separates a townhouse from a villa, or a penthouse from an apartment: the usual sizes in Riyadh, who each type suits, and what moves the price inside every category.

Riyadh's residential market covers a wide range of property types, each with its own size, layout and typical use. Knowing what really separates a townhouse from a villa, or a penthouse from an apartment, saves you a lot of time when listings start using those words.

Studios and one-bedroom apartments

A studio is a single open living space combining the bedroom, living area and kitchen, usually with a separate bathroom. A one-bedroom adds a walled-off bedroom while keeping a similarly compact footprint. Both typically run between 50 and 70 sqm.

They tend to suit individuals, couples and people new to the city who want a smaller space and lower running costs. As the most compact category they usually sit at the more affordable end of the market, though the exact cost depends heavily on the building and the district.

Two and three-bedroom apartments

These are the standard family apartment sizes in Riyadh, generally 100 to 160 sqm depending on the bedroom count and the building's layout. They usually come with more storage, larger living rooms and sometimes a maid's room or a utility room.

The category suits small to mid-sized families who want more space than a studio without taking on a standalone property. Costs rise with bedroom count and build quality: a three-bedroom in a premium building runs well above a standard two-bedroom in an older one.

Townhouses

A townhouse sits between an apartment and a villa. It is a multi-storey home, usually two or three floors, sharing one or more walls with neighbouring units in the way a duplex does. It normally comes with a small private garden or courtyard, private parking and more design flexibility than an apartment, without needing the full plot a detached villa takes.

Townhouses generally run around 180 to 250 sqm and are common in the newer northern developments. Their total cost usually lands above standard apartments and below detached villas, in exchange for extra space and privacy without a plot of your own.

Villas

A villa is a detached home on its own plot, with full privacy, a private garden or yard and no shared walls. Sizes vary widely, but a standard family villa in Riyadh typically runs 250 to 350 sqm, with luxury villas going far beyond that.

Because the villa sits on its own land, maintenance is entirely the owner's: exterior walls, garden, roof. In an apartment or townhouse, building management or the owners' association may handle part of that. With the full plot and a standalone structure, villas remain one of the higher-cost categories, and premium villas pull well clear of the standard family villa depending on location and plot size.

Penthouses

A penthouse is a unit on the top floor, or one of the upper floors, of a residential building. It usually means larger floor plans, higher ceilings, private terraces and unobstructed views. Unlike a villa it is still part of a shared building, so service charges and owners' association fees apply and tend to be higher than in a regular apartment.

Penthouses vary in size and finish more than any other category because they are often built to order, and that shows up in the price: a basic penthouse sits close to a large apartment or a small villa, while one in a landmark tower or a premium district goes far past that.

What moves the price across every type

A few factors drive price inside each category: proximity to the metro or main roads, the building's age and finish quality, whether the unit is new or a resale, and the specific district. A studio in a well-placed building can cost more than a townhouse further out, so square metres alone will not tell you much.

Worth knowing too: any off-plan property, whatever its type, has to be registered in the Real Estate General Authority's Wafi programme before it can legally be marketed or sold, with the buyer's money held in escrow until construction milestones are met. Checking the project licence and the escrow details applies the same way whether you are looking at a studio or a villa.
